First-Class National Housing Bond coupon rate

1.00%% per year, compounded annually

The bond runs five years at this rate. When market yields sit well above it, a buyer selling the bond the same day takes the gap as a loss — which is why the immediate-sale discount exists at all and why it moves. Before August 2012 the rate was 3.00%.

  • Housing and Urban Fund notice listing every First-Class National Housing Bond interest rate change from 2012 to 2026

The full run of rate changes as the fund publishes them: 3.00% until July 2012, down through 1.00% by August 2019, up to 1.30% in December 2022, back to 1.00% from April 2025. This is the coupon the bond pays — not the discount you take when selling it on the day, which moves with market yields and is the number that actually leaves your account.

  • Housing and Urban Fund page describing First-Class and Second-Class National Housing Bonds and their issue conditions

The First-Class bond is the one a property registration triggers. Its terms are on the bottom row: 1.0% a year, five-year maturity, annual compounding, repaid in a single sum. The Second-Class bond, which older guides still mention, stopped being issued on 31 May 2013 — if a source is telling you about it, the source is at least thirteen years out of date.
