Small-deposit tenant: maximum amount protected ahead of secured creditors
Kept apart from the qualifying threshold because conflating them is the actual danger. Qualifying does not protect the deposit — it protects a capped portion of it, and the gap between the two figures is what the tenant loses if the property sells for less than the claims against it.
- Applies to
- Small-deposit tenants recovering from an auction or public sale of the leased housing

What we have recorded
- 2026-10-08Up to ₩55,000,000 in Seoul
Seoul's figure, paired with the ₩165,000,000 qualifying ceiling. A tenant with a ₩160,000,000 deposit qualifies and is protected on ₩55,000,000 of it ahead of secured creditors — the remaining ₩105,000,000 ranks by fixed date like any other claim. Payouts under this rule are also limited by reference to a share of the housing's value, so the stated maximum is a ceiling rather than an entitlement.

One reading so far. This becomes a history the first time the figure moves while we are watching — which is the part that cannot be reconstructed later.
