Deemed supply on closure: deduction rate per taxable period, buildings and structures
Kept separately from the rate for other depreciable assets because the two are constantly conflated, and the difference is a decade. Buildings run down at 5% a period over up to twenty periods; everything else at 25% over up to four. Applying the wrong one to a building overstates the deduction fivefold.
- Applies to
- Buildings and structures held at closure, where input VAT was deducted on acquisition
- Review cadence
- Checked once a year
What we have recorded
- 2026-10-065% per taxable period, capped at 20 periods
Supply value = acquisition cost × [1 − 5% × elapsed taxable periods], counting a maximum of twenty periods — about ten years at half-yearly periods. Leasehold fit-out is not automatically a building for this purpose: whether interior work is a remaining asset at all turns on who owns it, whether it was capitalised, and what the lease says happens to it at the end.

One reading so far. This becomes a history the first time the figure moves while we are watching — which is the part that cannot be reconstructed later.
