Comprehensive real estate holding tax: deduction from aggregate published price
The threshold that decides whether the holding tax is a line in a buy-versus-rent model or a rounding error, and it is politically active enough to move. It is also two figures rather than one — the single-home household allowance is larger — and quoting the wrong one moves the answer by hundreds of thousands of won a year.
- Applies to
- Individuals holding housing, tested against the aggregate published price of all homes held
- Review cadence
- Checked once a year
What we have recorded
- 2026-10-11₩900M · ₩1.2B for a single-home household
Deducted from the aggregate published price of the housing held, after which a fair market value ratio is applied to arrive at the tax base. Published price is not market price, and the fair market value ratio is set by decree — so a model built from the asking price will overstate this tax substantially. Property tax runs separately and applies regardless of whether this threshold is crossed.
